840 Woodrow Project to bring affordable housing, art spaces, and small business hubs to South Atlanta

Fulton County, Georgia – The Develop Fulton Board has approved a major mixed-use project on Woodrow Street SW in a bold effort to improve Southwest Atlanta, which is expected to energize the area with new housing and commercial opportunities. Under the supervision of 840 Woodrow Apartments Owner, LLC under the umbrella of Woodfield Acquisitions, LLC, the project—a substantial $76.76 million investment—will provide 326 residences for a variety of income levels as well as places for affordable commercial ventures.

Not just a residential project, the 840 Woodrow Project is a symbol of urban revitalization and community involvement. The project will set aside 20% of its units as affordable housing in line with City of Atlanta Inclusionary Zoning rules; 5% of these will be specifically designated for voucher holders, so strengthening the dedication to inclusive housing.

Kwanza Hall, Chairman of Develop Fulton, underscored the transformative potential of 840 Woodrow.

The board’s unanimous decision on April 22, 2025, signifies a strong commitment in the fast-changing area, promising to be a cornerstone for both economic and social development. The idea intends to include public art works and use shipping containers as creative stores, so integrating the artistic vitality of the community and offering a distinctive platform for local businesses and startups.

Develop Fulton’s Executive Director, Sarah-Elizabeth Langford, underlined the cooperative structure guiding the project’s conceptualization. She stated that the appeal of 840 Woodrow is in its origins in community cooperation and significant public-private partnerships and that it is thrilling to witness a project so precisely mirroring the desires and requirements of the community.

840 Woodrow is projected to have a significant economic influence. Projected to generate more than $640,000 in property taxes in its first year alone, the project shows a significant rise from the prior year’s $15,896.12 and a significant support to the local economy.

In addition to housing, 840 Woodrow will feature:

  • A dedicated percentage of units priced for workforce housing, adhering to affordability guidelines based on 80% of the Area Median Income (AMI).
  • Commercial spaces at subsidized rates to support local small businesses and startups.
  • Conversion of an existing building into a hub and training center for a local coffee company, emphasizing community employment.
  • Environmental remediation efforts worth $1.5 million to prepare the site for its new purpose.
  • Enhancements to the neighborhood’s aesthetics through public art and significant upgrades to sidewalks and streetscapes.
  • The creation of more than 500 construction jobs and over 40 permanent positions upon completion.

This robust initiative is setting the stage for a revitalized Southwest Atlanta, marrying innovative urban design with community-driven goals to create a thriving, inclusive neighborhood.
