Gov. Kemp announces major $170 million Henry County investment inside former Zinus facility creating 160 jobs

Georgia – A building once used by a furniture company is about to take on a much larger role in Henry County’s economy. Instead of mattresses and home goods, the sprawling McDonough property will soon help move automotive fluids, filters, chemicals and cleaning supplies across most of the United States.

Highline Warren plans to invest $170 million over several years to turn the former Zinus building into a major logistics and operations center. The project is expected to create 160 jobs and begin operating in late 2026.

Governor Brian P. Kemp announced the investment, describing it as another example of a company choosing Georgia for its workforce, transportation network and access to national and international markets.

“Like so many other businesses, Highline Warren recognizes Georgia’s advantages when it comes to affordably producing and efficiently moving products to market,” Kemp said.

“With reliable logistics infrastructure that includes the fastest growing port on the East Coast, our state offers unmatched connectivity and a highly-skilled workforce that leads to success.”

The new center will be located at 830 Highway 42 South in McDonough. At more than 1.1 million square feet, the facility will become a key part of Highline Warren’s national operations and will be designed with room to support additional growth as the company’s needs change.

The company plans to equip the building with advanced technology and infrastructure intended to improve efficiency, product availability and delivery reliability. Highline Warren says its broader network can reach 95% of the U.S. population within two days, giving the McDonough location an important role in serving customers across the country.

That reach matters for a company handling more than 30,000 consumable products. Highline Warren manufactures, sources and distributes maintenance and cleaning supplies for automotive, household, commercial and industrial use. Its inventory includes automotive fluids, chemicals, filters and cleaning products sold under national, company-owned and private-label brands.

The Memphis, Tennessee-headquartered company operates 21 manufacturing and distribution facilities across North America. It works with more than 10,000 customers, provides products from over 400 brands and serves as a manufacturing partner for major North American retailers.

Highline Warren currently employs more than 1,700 people. Its leadership said the Georgia investment is intended to strengthen the company’s supply network while making it easier to move products through the eastern United States.

“This investment reflects our continued focus on strengthening our network to better serve our customers,” CEO Darcy Curran said. “McDonough and the State of Georgia offer a strategic location with access to a skilled workforce and strong logistics connections to global markets.”

Curran also pointed to the region’s connection to the company’s first East Coast port of entry. He said that access will help Highline Warren move goods more efficiently, simplify supply chains for customers and support long-term expansion.

The McDonough project adds a sizable industrial investment to Henry County while giving new purpose to an existing large-scale building. Rather than constructing a smaller facility with limited capacity, Highline Warren is preparing a center that can handle current demand and adapt if the business expands.

Hiring is expected to begin later this year, ahead of the planned late-2026 opening. Details about available positions will be posted through Highline Warren’s online job openings page.

For Henry County, the immediate numbers are clear: $170 million in planned investment, 160 expected jobs and more than 1.1 million square feet of operational space. The larger impact will unfold over several years as the company builds out the facility, begins hiring and connects McDonough to a distribution network serving thousands of customers across North America.

“This investment will further grow opportunities for hardworking Georgians,” Kemp said, thanking Highline Warren for selecting the state.
